Our core business is real estate development wich includes office buildings, commercial buildings and housings & apartments. Our direct major clients are fund management companies. We in addition seek to step in medical and welfare fields. In fact, we have acquired a piece of land in Kagoshima where we plan to develop a sort of looked after senior residences in conjunction with medical and welfare services. Our new office development in Kita-Shinjyuku houses a dialysis clinic on the 2nd floor. We not only lease the space but we have actively involved in the set-up of the medical corporation. Our subsidiary supplies medical consumables and leases medical equipments. We are further looking for opportunities to effectively integrate medicine and welfare into our property development with use of business wisdom we are accumulating.
In our core business we are equally concerned with ecological load on our properties and barrier-free structures. We, for example, employ ecological lamps, photocatalyst, non-petrochemical materials when they are not too extreme.
Business Environment / Opportunities
We have to recognize, first of all, an important Japanese mentality of so mentioned Nessiyasuku-Sameyasui. Which literally means "Get hot easy but cool down quick". This we believe explain rather volatile character of Japanese or the resultant highly volatile Japanese market. It might be well awared by foreign investors that there exist big yield gap in Japanese financial market. Yield from Japanese government bonds at thes moment run about 1.7% while PER of the stock market is around 20, which means the existing GB/stock yield gap is about 3%. It might be quite natural to expect quick narrowing of the yield gap when it comes to be widely known and well attended by Japanese investors and when coupled with the mentality mentioned above. We of course should not miss the upward trend of current interest rate.
We also see good opportunities in commercial developments on edges of select residential areas where most of developers miss potentiality of commercial development.
Many developers further more tend to develop properties without due consideration into definite concept or positioning of them as a whole. As a result they cannot command higher return such properties deserve.
